Mortgages in Barbados

My notes on Barbados mortgages:

A UK bank won’t give a mortgage for property abroad, so you need to go to a Bajan bank. Many banks won’t lend to non-residents. RBC and Sagicor will.

You have to register the money you bring in with Central Bank, so that you can easily take it out again when selling the property. Taking profit out needs to be approved by Central Bank (but this is generally easy).

RBC:

  • Needs net worth of at least ~US$500k
  • Will lend up to the point where the monthly repayments plus any other monthly debt repayments is 40% of your monthly income
  • Maximum term 15 years
  • There’s no concept of buy-to-let mortgages; once you own it you can do whatever you like
  • Interest rate is currently 7.75% if lent in USD, only 4% if lent in BBD. Variable. (Fixed? TBC.) Sellers are generally fine with BBD payment (but might not be).

Sagicor:

  • Similar but unknown - TBC.
